Fall at the beach can mean it’s still in the 80s! Here are some few fall curb appeal tips to update your property even when it does not quite feel like fall yet.

Primary Homes and Condos

Fall Curb Appeal Tips for Homes

  • Trim shrubs and trees at the appropriate time.
  • Plant bulbs that bloom in the spring. 
  • Switch out your spring and summer annuals with fall annuals like mums, pansies, kale and ornamental peppers.
  • Add some pumpkins and gourds but keep an eye on them as they can deteriorate quickly when the weather is still warm. 
  • Make sure your outdoor lighting is sufficient. As our days get shorter, you want to make sure you have appropriate lighting around your home. 

Fall Curb Appeal Tips for Condos

You can still update your curb appeal in the fall if you live in a condo or townhouse, but you may need to check with your HOA. 

  • Change out your front door wreath and doormat to a fall theme.
  • Switch out your spring and summer annuals with fall annuals like mums, pansies, kale and ornamental peppers.
  • Freshen up your porch or balcony with some fall throw pillows.
  • Use pumpkins and gourds to decorate your front door or porch/balcony, if allowed by your HOA.

Second Homes

Because you own a second home and will not be in town every day, you want to keep any curb appeal updates low maintenance (aka no fall annuals to plant!). Here are some minimal maintenance ideas to update your curb appeal.

  • Trim shrubs and trees at the appropriate time.
  • Plant bulbs that bloom in the spring. 
  • Add maintenance free fall decor to your outside space…ceramic or glass pumpkins and gourds, fall throw pillows, wreaths and doormats are some good ideas.
  • Make sure your outdoor lighting is sufficient. As our days get shorter, you want to make sure you have appropriate lighting around your home. Look into lighting that you can control from your phone.

Investment Properties

Owning an investment property at the beach likely means you cannot update your curb appeal seasonally. 

Use the fall to start thinking about improvements you may need to make to your investment property. 

  • Is the flooring worn and needs to be replaced?
  • Does the landscaping need to be refreshed?
  • Is the HVAC, water heater or roof nearing the end of their life expectancy?
  • Does the property need to be repainted?

After evaluating your property, come up with a priority list, talk to local contractors and start savings for the updates.
