Interviewing several REALTORSⓇ is a smart idea. Below are some questions to ask your REALTORⓇ when you meet for a buyer consultation.
How long have you been selling residential real estate?
Find out how long your REALTORⓇ has been in the business and if they work full-time as a REALTORⓇ. Many years of experience is not a guarantee of a great agent, but, like many professions, REALTORSⓇ learn through experience. Working full-time as a REALTORⓇ allows the agent to have the time necessary to help you find a home and guide you through the home buying process.
Do you hold any designations or taken any advanced education classes?
Again, a list of letters after an agent’s name does not guarantee you will be working with a great agent. However, designations and advanced classes mean the agent is taking time out of their busy schedule to keep up-to-date with law changes, learning ways to better serve their clients, learn knew marketing and technology avenues, etc. A learning-based agent is never a bad thing!
How many homes have you sold?
Getting an idea of the number of properties sold will give you an idea of the agent’s experience and their knowledge of the market.
What is your marketing plan and strategy?
For sellers, you do not want an agent that puts a sign in the yard and puts your property on the MLS. You want an agent that is proactive in finding a buyer. You also want to ask about the agent’s online marketing plan, open house strategy and advertising plan.
As a buyer, you want to ask how many houses your will be seeing, what the plan is for seeing those home, how you will compete against other buyers and what happens in a multiple offer situation.
Will you represent me exclusively?
In South Carolina, agents can represent both parties in a transaction. Ask your agent how they feel about dual agency.
Can you recommend service providers?
The home buying and selling process involves more than just a buyer, seller and real estate agents. You may also need a home inspector, lender, attorney, painter, contractor, pest control company and landscaper. Having a REALTORⓇ that can recommend more than one service provider in the category you need is helpful.
How will you communicate with me throughout the home buying or home selling process?
Make sure you understand how your agent will communicate with you during the home buying or selling process and how often they will communicate. Also, let your agent know your preferred method of communication.
Can you see sample documents?
Real estate transactions involve a lot of paperwork!! It’s a good idea to review paperwork before you sign it so you have time to digest the information and ask any questions.
How does your REALTORⓇ get paid?
Changes started on August 17, 2024 regarding how agents are paid. The changes took place because of the National Association of REALTORSⓇ settlement in 2024. Make sure your REALTORⓇ thoroughly explains the changes and explains how they are paid.
