What Does the Age of a Water Heater Mean for Buyers & Sellers?

As a seller, if your water heater is at or nearing 15 years, consider replacing the water heater prior to listing your home. You can avoid homebuyers using an old water heater as a negotiating point. If you do not replace the water heater, your buyer may have a hard time finding homeowners’ insurance and closing could be delayed.

As a buyer, find out how old the water heater is. You can either use the age in negotiating or know you need to budget for a replacement down the road. When looking at homes, look at the information sticker on the water heater and refer back to the manufacturers’ website for the year it was manufactured.
